Free Thermal Imaging Home Inspection in Orange County & Long Beach
Some inspection concerns do not announce themselves with a visible stain or obvious defect. Crosswind Home Inspection includes a full-home infrared thermal imaging scan FREE with every home inspection. It is part of gathering better information, not an upsell added after you book.
Eric Harmon brings InterNACHI infrared training to the evaluation. Thermal images complement the visual inspection, moisture observations and accessible system checks; they do not replace them. We explain what a temperature pattern may mean and when more investigation is warranted.

What thermal imaging can help investigate
An infrared camera records differences in surface temperature. Under suitable conditions, those differences can help highlight areas deserving closer attention. The image is a clue, not a diagnosis by itself.
- Possible moisture: plumbing leaks, shower-area concerns and roof-related water intrusion may produce unusual surface patterns when conditions are favorable.
- Insulation: missing, displaced or slumped insulation can show as temperature contrasts in accessible wall and ceiling areas.
- Electrical hot spots: abnormal heating at accessible breakers or connections can warrant qualified electrical evaluation. Actual circuit load and safe access affect the observation.
- HVAC distribution: temperature patterns may suggest uneven airflow or potential duct leakage that should be considered with the system’s operation and accessible condition.
Moisture-meter verification matters
A thermal anomaly is not automatically water. For patterns suggesting moisture, Eric uses accessible visual evidence and moisture-meter verification where practical to help distinguish active dampness from other causes. A dry reading does not eliminate a past leak, intermittent issue or concealed condition beyond the instrument’s reach.
Electrical or insulation anomalies require their own appropriate follow-up, not a moisture reading applied to every kind of thermal pattern. We describe the limitation and recommend a qualified trade professional when the inspection cannot resolve the concern safely.
What infrared imaging cannot promise
Infrared cameras cannot see through walls, verify hidden waterproofing or guarantee that a home is leak-free. Dry weather may hide an intermittent roof leak. Similar indoor and outdoor temperatures can reduce insulation contrasts. Furniture, finishes, reflective surfaces and inaccessible areas can also limit interpretation.
The scan is a non-invasive part of a home inspection, not an energy audit, destructive investigation or a certification of mold absence. We do not remove finishes or expose concealed wiring to improve a thermal image. An electrician, roofer, plumber or building specialist may need to investigate a particular finding.
From thermal observation to a useful report
Relevant findings are documented in the digital Spectora report with supporting images and recommendations. At your in-person summary, we help connect observations to maintenance or follow-up decisions. Read how your report works and what the home inspection includes. The existing report page lists delivery within 24–48 hours; confirm timing for your appointment.
If moisture concerns justify a separate service, explore mold inspection options. For underground drain conditions, ask about sewer camera inspection. Each answers a different question; none is automatically included merely because infrared imaging is free.
Included throughout Orange County and Long Beach
Whether you are purchasing an older house, comparing a renovated property or checking a newer home, the included scan adds another source of information. Share known leaks, repair history or comfort problems before the visit. That history helps guide attention without assuming every unusual reading is a defect.
Frequently asked questions
Is thermal imaging really included at no extra charge?
A full-home thermal imaging scan is included free with a Crosswind home inspection. It is not an extra infrared upsell. Let us know about a specific concern when scheduling so it can be discussed with Eric.
Can an infrared camera see through walls?
No. The camera displays surface temperature differences. Those patterns may suggest a condition worth investigating, but they do not provide an X-ray view or identify everything behind a wall.
Does a cool spot always mean there is a leak?
No. Air movement, missing insulation, shadows, materials and HVAC operation can create temperature differences. Suspected moisture patterns are evaluated with visual observations and moisture-meter checks where accessible and appropriate.
Can thermal imaging prove a home is mold-free?
No. Infrared imaging does not identify mold, measure indoor air quality or rule out concealed contamination. Separate mold evaluation or sampling may be appropriate when the history and observations support it.
What helps make a thermal scan useful?
Normal utility service, safe access and operating heating or cooling can help. Sun exposure, indoor-outdoor temperature differences and recent weather influence results. Do not change equipment settings or wet surfaces simply to create a thermal pattern.
